HQV Capital currently holds two leased single-family homes in Roseville, California. We are seeking additional rental opportunities across the region — building a small portfolio deliberately, not chasing volume.

No active ground-up residential development projects are currently underway. We are interested in infill housing, cottage courts, and development partnerships — a next chapter we are building toward, not a claim today.

Current threads include a passive minority stake in a resort project developed and operated by another party, with no operational role or control by HQV Capital, and a wellness farm-stay concept in planning at the Granite Bay property. This is the direction that may eventually become QHausen.
