Real Estate Investment & Development
HQV Capital

Capital that stays close to the asset.

HQV Capital focuses on residential real estate opportunities where land and property can become more than they are today — from buy-and-hold rentals and ADU value-add projects to lot splits and ground-up development.

We invest independently and alongside partners who share a long-term view of what real estate can become.

When we build, we manage construction through HQV CM, allowing the vision behind the investment to carry through entitlement, construction, and completion.

The Approach

Founder-operated. Grounded in the asset. Built for long-term value.

HQV Capital is not a passive capital allocator. We stay close to the properties we invest in—through acquisition, entitlement, permitting, construction, and long-term ownership.

Our work spans buy-and-hold rentals, ADU value-add, lot splits, infill housing, and ground-up development, with a focus on opportunities we can understand deeply and execute thoughtfully.

On the Ground

We stay close from underwriting to completion.

Through HQV CM, we remain involved in permits, budgets, construction oversight, and execution — so the people who understand the investment also stay close to the work.

Honest About Stage

Clear about what is built, building, and still ahead.

We do not present projects as further along than they are. Each opportunity is marked for its actual stage, because transparency is the foundation of any good partnership.

Open to Partners

Bring a deal, or back one.

HQV Capital is open to co-investors on projects that align with our strategy. We also welcome conversations with landowners who have parcels with untapped potential.

Where We Invest

Active 2 homes · Roseville, CA
Both operating

Residential Rentals

Single-family rentals, held and operating.

HQV Capital currently holds two leased single-family homes in Roseville, California. We are seeking additional rental opportunities across the region — building a small portfolio deliberately, not chasing volume.

Near complete 750 sqft · Granite Bay, CA

ADU Development

Value-add density, proven on our own land.

A 750 sqft detached ADU on the Granite Bay property is nearing completion — a built proof of concept, not a rendering. We are seeking more ADU and value-add residential projects where thoughtful improvements can create lasting value.

Resubmitting 1 parcel · Granite Bay, CA
Tentative approval lapsed

Land Development

Lot splits that unlock buildable value.

A lot split on the Granite Bay property previously received tentative approval, then lapsed. The application is being revised for resubmission. We are seeking more lot-split and small-parcel development opportunities.

Multifamily Investments

Income-producing multifamily, under evaluation.

No multifamily assets are currently held. HQV Capital is actively searching for and underwriting multifamily opportunities as a deliberate next direction. If you are selling, syndicating, or bringing forward a strong multifamily opportunity, we would like to review it.

Exploratory Infill · Cottage courts · Partners
On the horizon

Residential Development

Ground-up housing, on the horizon.

No active ground-up residential development projects are currently underway. We are interested in infill housing, cottage courts, and development partnerships — a next chapter we are building toward, not a claim today.

Early · Planning Founder vision · Farm-stay planning
Long horizon

Wellness & Resort Development

Where land becomes a way of living.

This is a long-horizon vertical. Current threads include a passive minority stake in a resort project developed and operated by another party, with no operational role or control by HQV Capital, and a wellness farm-stay concept in planning at the Granite Bay property. This is the direction that may eventually become QHausen.

Featured Project · Granite Bay Project

One founder-led showcase project.

The Granite Bay Project begins with a residential-agricultural parcel and a simple question: what could this become?

Today, the work is practical: sewer, utilities, ADU construction, lot-split planning, irrigation water, and long-range land-use strategy. These are the quiet steps that make a larger vision possible.

Phase 1 is the asset story — preparing the property, improving its use, and unlocking long-term optionality. Phase 2 is the founder's vision — a tea house, working farm, and farm-stay retreat concept under QHausen. Explore the Granite Bay Project →
