Most capital arrives by wire and leaves the building to someone else. We stay on the ground through entitlement and construction — which means we underwrite what we can actually execute, and we execute what we underwrite. Strategies run from buy-and-hold rentals to ADU value-add, lot splits, and ground-up development.

An existing lot, evolving into something more.

The Granite Bay property is a residential-agricultural parcel with a vision behind it: take an ordinary RA lot and bring it somewhere more distinctive and interesting than the zoning implies. That ambition runs through the unglamorous part first — infrastructure and master planning — which is exactly the phase it's in now. HQV CM runs the ground.
